There will be 322 apartments in the building. The house consists of two 9-storey wings stepped to the south as well as an 8-storey northern building. We have designed exclusive penthouse apartments in the top storeys of the 9-storey wings. Among the apartments of the condominium there are single room studio apartments as well as one, two, three and four bedroom homes. The south oriented terrace apartments have a special place in the housing supply of the building. Terraces or balconies that can be made good use of are attached to all apartments of the terrace building.
Retail shops will be built at the Sólyatér Street side.
The parking lots are located in four independent and separately accessible shared garages in the ground floor and in the basement level.
Several parking places with electric car charging ability (connection - preparation) will be installed on the garage floor. The charging device and the corresponding meter may be installed upon a separate request, at the client’s expense.
Storage areas and bicycle sheds will be located in the garage levels.
The supporting structure of the building is a monolithic reinforced concrete pillar frame. External non-metallic spandrels will be made of 30 cm thick masonry blocks. The partition walls between the apartments are made of 25 cm thick sound-proof walling.
Apartment front doors:
Metal-case, solid, single-wing safety doors, plated on both sides, with safety peep-hole, home number sign, 5-point safety lock and anti-lift feature, all in accordance with the applicable standards and insurance requirements.
Heating: The building complex is equipped with central heating.
Heating is equipped with panel radiators. The heating energy consumption of each apartment is measured by separate heat meters.
The heating of the apartments can be controlled seperately per flat (by a thermostat in each apartment and through the radiators).
Cold and hot water supply: The usage of cold/hot water in each apartment is measured by separate meters. Hot water is provided centrally.
Air conditioning: the basic engineering and electrical infrastructure for the air conditioning equipment will be built in the apartments, but no indoor or outdoor units wil be put in place.
The electric supply is provided by the Electricity PLC (ELMŰ) through two-side feeding in each staircase block. Every apartment has an individual electric meter. Circuit breaker cabinets within apartments will be installed in the entrance halls. Every apartment will have a 3x16 A electric power supply. The capacity can be increased on the basis of separate orders.
The low-voltage service lines of the Hungarian Telecommunications Company (Magyar Telekom) will be put in place (IPTV, phone and internet).
Entry to the loby will be done through an intercommunication system.
There will be TV, phone, and internet connections in the living room and in the bedrooms.
The infrastructure for an alarm system will be placed in the lobby.
The kitchen furniture comprises of bottom and top cabinets – the number and layout of cabinets is included in the technical floor plan. A one-basin stainless steel sink and a chrome-plated single-arm faucet will be installed as an intergral part of the kitchen counter-top.
Ceramic-top electric cooktop, oven, and steam chimney will be installed in the kitchen.
We plan to install energy efficient solar panels on the roof in order to decrease the electric energy costs.
There is some choice of color and type of coverings, internal doors, kitchen cupboard and kitchen equipment.
There is also a possibility to modify the standard installations (on the basis of separate orders).
The Seller reserves the right to freely modify the technical content, by using materials and processes with the same or higher technical quality.
